Is It Possible to Buy a House from Overseas?

My partner and I are out of the country at the moment for another 4 weeks. Before we left on holiday, we found a place that we really liked. It. Still hasn't sold and we want to put in an offer. We are not sure whether it's possible to manage this whilst overseas.

I assume we would need to sign physical contracts? Is it possible to have someone sign on our behalf?

Interested in hearing other experiences or opinions on whether it is possible.
Things to sign I guess would be:
- contract of sale
- home loan documents
-?

    • At least a few of the documents would need to be printed out, signed, posted back. But otherwise yeah, OP being physically outside the country isn't an issue unless they also have no internet.

    Definitely possible, but I'd recommend having someone in the country physically able to check out the property. But yeah, talk to basically any lawyer and they could do arrange things for you.

    You can set up a power of attorney with someone local that you trust. That person will then be able sign any and all documents on your behalf.

    However, I'm not sure how easy it would be to do this from overseas - you'd need to make sure that a power of attorney that you make in the country that you're in would be valid in Australia, and you'd need to send the physical document back to Australia, which would take time and/or money.

    Simple (but expensive) answer - fly back to Australia, make the document, then fly back to your holiday same day.

    • There's no point. If OP can sign a power of attorney, OP can sign the contract and loan documents directly.

      • Not if there are separate documents that need to be signed on different days. Getting the physical documents to and from his/her present location in a timely manner may not be feasible.

  • You could contact a buyer's agent, they will need to verify your ID (possibly done through the closest consulate) after which they will be able to sign a contract on your behalf (assuming auction).

    I'd expect the mortgage to be more problematic as they will need a lot of certified copies and ID verifications
