  • Don't a lot of RE Agents offer this anyway? When I listed my property with Ray White and Belle Property, they offered me the same 1-year free landlord insurance

      How much per month management fee?

      • My agent is currently charging a 5.5% management fee (for my property, that equates to about $117 + GST p/m). Reading @glingorf's comment below, doesn't seem like much of a deal for lower-priced rental properties.

      Different has a good value for higher priced rental as they only charge a fixed price management fee.

      • On that note, word is Different will be bumping up their fee from $100 + GST to $130 + GST in September ish.
        Still good value for higher priced rentals, but if my napkin math is right, the new fixed fee would be the equivalent of the typical 5% for a $600 a week rental.

        They say they'll be trying to change up a few things like providing a dedicated property manager. Right now they have a team pool approach.

        Am only aware of this through someone who has a property with Different, and has had some complaints about their approach after being signed up over a year ago. So not sure if the above changes are unique to their scenario or will be more wide spread. Apparently communication was an absolute pain as there wasn't a sole point of contact.

      it has a list of whats covered, rent default and damage by tenant etc. Good value in my opinion

        Just wondering if they will make up the discounted amount with insurance.

        The offer is only for content and rent default. For building, its additional fee.

        • Your statement isn't wrong but it's wrong in the context of this deal. Property management doesn't have to offer building insurance and no where in the deal has the OP mentioned about it.

          For my property, I have different companies for all 3 aspects: Property Management, Landlord Insurance and Home Insurance.

              It makes sense to. If you house is crushed by a tree, the landlord insurance won't provide coverage, but home will.

        • Your statement is just the same as negging a deal for tow truck because it doesn't come with the boat you want to tow with. The statement is not incorrect but the fact you negged it with the above reason doesn't seem right.

          • @yfxsmike: OP title is wrong. It has to be clearly mentioned that the free insurance is for content only.

  • The $100 flat fee is probably good value for those high rent properties. The potential issues that I can see are:

    • For NSW, their office is in Paddington. Personally I like to use agents that are local to the area. Those agents that are local to the area know better about the tenants. It's also easier for the agent for maintaining the property and open inspection.

    • They are using a team approach rather than a dedicated property manager. This can be good or bad depending on how they manage the process.

      This method of managing properties is becoming more common. Can anyone recommend a good company.
