This is a very niche deal and will not appeal to many people for a few reasons, mainly:

  1. You'll need a custom loop to make this useable, and
  2. You'll be buying into a dead end socket and limited to Intel 10 and 11th Gen only, as well as everything that comes with that, no DDR5 etc.

In any case, as someone with a custom loop this is a stunning motherboard at a very good discount. If you are planning on building a custom loop rig, perhaps considering Intel 11th Gen might net you some really good savings on certain parts with a build that will perform very close to 12th Gen in any case.

        Not really OCing, running an i5. CPU is running abit hot on standard fan (between 50-60c)

          No point going with this motherboard. You also need a custom loop watercooling solution which will cost you $500-$1000 minimum on top.
