Tokyo Japan Short Term Rental Accommodation

Hi

We know and use airbnb and bookings dot com quite a bit for our travel.

May we know if anyone ever use this kind of short term rental?

If so, what would be the pros and cons

Thank you kindly

    Those prices seems incredibly expensive.

Usually when I go to Japan, I spend about ~$80 a night on 3-4 stars hotel. Usually small but nice enough as I really only sleep there and go out all day.

Haven't been since covid though so idk if prices are that different now.

    • That's incredibly cheap. Last time I went to Japan, we paid $450/night for a twin room in Tokyo. Admittedly, it was a busy season, and twin rooms are rare. Prices just before COVID were insane due to annually increasing tourist population. Prices might be lower now with less demand.

Personally I think $3000/month is not bad for a full apartment. You won't get better than that in any hotel, because hotel rooms are tiny.

      • Wow.. was this like a luxury 5 star global brand hotel?

Places I stayed at were mostly like this which is $93 a night for double bed at the moment.

Even when I stayed at a Ryokan style hotel at Lake Kawaguchi (Mt.Fuji), it was only ~$120/night. Actually it was this exact one which is available for $159 a night. One of the best places I've stayed at in Japan.

I find that you don't really need to pay for an expensive hotel to get a decent experience. They're all pretty nice and clean.

        • Prices really depend on the season and location. In the past I've paid less than $100/night for a hotel room. But in 2017-2018, tourist demand was at its peak, especially during cherry blossom and autumn foliage seasons. And in Tokyo and Kyoto, the prices are the highest.

          • @ForkSnorter: Not sure where you staying but looking at my Airbnb history I paid $80 a night in Shinjuku in May 2018. I just booked similar for this year paying $95 a night.

            • @FSTB: May = cheap season. It’s really variable.

    • I've gone a few times this year for work and the accommodation is through the roof.

Even the cheaper hotel chains like APA are minimum $200 a night.

My usual cheap spots are booked out for months ahead.

      • Wow that's insane.. I went in 2019 for a month and spent ~$2000 AUD in total.

I went all around Japan and stayed at like 14 different hotels/airbnbs in total. Stayed at atleast 3-4 APA hotels between Tokyo, Osaka and Hiroshima. Literally all of them except two or three nights were above $100/night.

        • Yeah, I think the demand is just massive.

I went last year when you needed a business visa to get in, but it was still reasonably expensive - lots of places had just hit pause on renting, and domestic tourism was high.

This year has just been crazy, there's like 1% availability on AirBnBs around Tokyo and the big cities. They are packed out and lots of people inside Japan are travelling around again too.

  • Thanks and noted
We’re going for 3 weeks, the monthly rent is around $2000 which works out to be about $90/day with washing facility

  • Will you be staying in one place for that long?

Maybe contact some hotels directly and see if they would be willing to give a long term discount

  • Thank you all!
