Im yet to find bright zigbee downlights.i have only tried philips hue and one from Amazon.
Ozsmarthings 10x Zigbee downlights for $350 delivered are superb. Just bought another 10 and works well with home assistant. as for your 25sqm, I'm using THREE in a 3sqm room with 2.4m high ceilings and it works great, lovely and bright, integrates well with Home assistant
If you want something more mainstream, Mercator IKUU walter 90mm downlights are just under $40 each, I have 20 odd of them dotted around the house, the app is 'ok-ish', the Ozsmarthings lamps integrate to it if you need..
the IKUU aren't as bright as the Ozsmartthings ones though, doubly so with the colour

This price isn't considered cheap anymore. Plenty of on-line retailers selling similar for $5-$6 each with cheaper shipping.
Downlight quality varies a LOT, as does their price due to if most the time.

these are about $1USD each, plus the overseas freight and other cost, op still makes about 3 bucks per downlight
No IC rating mentioned, so be wary of this especially if replacing existing downlights that may be covered by insulation.
