I am offering a broker cashback back of $2,000 to $6,000 depending on loan amount. This is in addition to any cashback offered by Banks/Lenders on my panel.

Mod note: We assume the offer period published in the Terms & Conditions are incorrect.

1 (a): Lending Workshop’s Cashback Offer will remain open during the Offer Period that is applications submitted after 21/10/2024 and before 31/03/2025. Eligible loan applications made during the Offer Period will be considered for the Cashback Offer.

Key conditions for broker cashback are below:

  • First half cashback will be paid into your nominated account after completion of 13 months. If the loan is not paid off and is still active.
  • Second half cashback will be paid into your nominated account after completion of 25 months. If the loan is not paid off and is still active.
  • Loan amount will be based on bank/lender's commission calculation method. That is net off redraw and offset.

Below are some of the competitive advertised rates. For variables rates with offset account option, the rates need to be negotiated on a case by case basis. So feel free to reach out with details and I can advise accordingly.

Owner Occupier, Principal and Interest Loan

  • Variable Rates from 5.64% p.a. (Comparison Rate 5.65% p.a.) Rate will drop by 25 basis points effective 30th May, following RBA's announcement on 20/05/2025

Investment Property, Principal and Interest Loan

  • Variable Rates from 5.79% p.a.(Comparison Rate 5.80% p.a.) Rate will drop by 25 basis points effective 30th May, following RBA's announcement on 20/05/2025
  • Fixed Rates from 5.34% p.a.(Comparison Rate 6.37% p.a.)

  • Can you provide rates for interest-only investment loans? Or are these not included in this cashback?

    • hi @theSav, the Interest Only investment loans are eligible for broker cashback. I can't tell you the rates for loans with offset account because the rates for those are negotiable on a case by case basis with each bank.

      But the most competitive advertised rate for Inv I/O variable on my panel at the moment is 6.08% p.a. (Comparison Rate 6.27% p.a.).

  • Can you preserve a split loan structure?

    • hi @blighst, I am assuming you mean to ask if you have more than one splits of your home/inv loan. Can they be moved as is to new bank/lender. example $350K and $150K loan and total debt of $500K. Against 1 property.

      The answer is yes, you can preserve the splits and move them across. Also, you can shuffle the splits as well if you wish to do so.

    For first home buyer home loans 700-800k, whats would the typical interest rate be for a variable interest loan (principal + interest) with an offset account? And could you provide typical rates for big 4 banks and the other lenders?

    • Hi @Kyoz, the most competitive rates are mentioned in the post. For loans with offset accounts, the rates need to be negotiated and approvals held before quoting. Unfortunately cannot mention any typical rates. Feel free to reach out if you want to discuss further.

    • hi @zbmat, not sure if you got some professional help but your options don't seem wide enough. Out of the 2 options you have given. Tribe has given the verdict already.

      Only you know if you can stretch yourself to 85% LVR. Based on your situation.

      If you haven't spoken to a broker already, my suggestion would be to still speak to one.
