        it doesnt have offset but instant redraw withdrawl if you need is practically the same

          Big difference. Offset is important if don't actually want to pay off the loan for tax or investment purposes

          Or Up bank - virtually the same starting interest rate (5.5%, albeit doesn't from 0.01% each year), and free offset. Also no discharge fees for later.

          EDIT: Also Wiadro, you're not correct about the offset not being of benefit to individuals. Offsets are vitally important to maximise the deductible interest for investment loans for individuals. If you have a $100,000 loan, but only a redraw facility, if you put $20,000 in, it actually reduces the loan amount to $80,000. If you redraw that, in the ATOs rulings, you can only still deduct interest for the $80,000 unless you explicitly use that $20,000 redrawn for another investment purpose.

          With an offset, if you have $100,000 loan, and you put $20,000 in the offset - when you withdraw that money, the ATO has ruled that because the loan itself wasn't reduced, interest is deducible at the full $100,000 loan amount.

          Redraws actually can cause massive issues in working out what interest is deducible once you start putting money in and taking it out, starts getting very complex to track.
