  • hows everyone find this magazine ranking up against API etc? I've trie dthe 3 months etc ones before but haven't really had the time to read much. just wondering if you'd rank it decently worth the time, or is it pretty dumbed down facts i.e. like the money magazine? Or the equivalent of the AFR Smart Investor magazine (more sophisticated) except the property version?

      I've read 6 or 7 issues as a result of a previous deal.
      It is reasonably sophisticated, giving some coverage to depreciation, SMSFs as a holding structure, financing strategies etc. It is a magazine after all, and it can't go too in depth, but it has sparked some ideas for follow up.
      The biggest downside is the editorial is beholden to the advertisers. Every second story includes quotes and interviews with the property coaches buying the full page ads. Maybe it is just lazy journalism and these are the only experts they know?
      For this reason I won't be re-subscribing.
      The investment strategy of the whole publication basically boils down to:
      - go into as much debt as you can service and buy ten properties
      - hold for ten years
      - sell 5 and use the capital growth to pay off the others
      - profit!
      As you will notice, this requires 7.2% compound growth for at least the 5 properties you sell. That's not impossible, but if you were 5 years into this strategy today you would be pretty nervous.
