It's a pretty basic package.

No offset account, but has free additional repayments and redraw and allows splits.

No on-going fees.
One-off fees - $300 settlement, ~$220 valuation, $300 discharge, $250 discharge info.

Same deal with an offset account and Visa debit card is New purchase 3.49% (3.51% CR) or Refinance 3.79% (3.81% CR).

I'm with loans.com.au (refinance, offset). Everything is online or over the phone. I suck at paperwork, so there was some effort to get this up and running. After that point, it's pretty easy. I have been pretty happy with the service. You get some access to Westpac branch/ATMs for when you need over-the-counter services.

    Too many one off fees.

      I thought for a no-ongoing fees loan, this looked quite light on one-off fees. Highlighted by how close CR % is to headline rate.

      I'm not a mortgage expert, though.

          Don't think I've ever heard of a home loan with no upfront fees, no ongoing fees and a market-leading rate.

          If that's the case, I agree this and every other loan in the market are poor value.

        As I understand it, redraw =/ offset. I believe they charge extra for an offset account.

        I have the offset version of this loan as a refinance investment property, and they charge more. I'm a bit bummmed by it overall, as it did cost a stack to refinance (c. $1000 from memory and heaps of time and stuffing around). The current rate that I'm getting is 4.05%, as of August 20th.

        I think they are pretty dodgy with passing on interest rates. Since my refinance to them:
        - August 3rd 2016, RBA reduces rates 0.25%. Loans.com.au reduced by 0.13% (to my current 4.05%) 17 days later (August 20th)
        - May 4th 2016, RBA reduces rates 0.25%. Loans.com.au reduced by 0.25% on 23rd May
        - November 3rd 2015 RBA leaves rates unchanged. Loans.com.au increased by 0.2%
        - August 4th 2015, RBA leaves rates unchanged. Loans.com.au increased by 0.25% on 31 August
        - May 6th 2015, RBA reduces rates 0.25%. Loans.com.au reduced by 0.25% on 25 May

        Net result:
        - RBA overall decreased by 0.75%
        - Loans.com.au decreased by 0.13%. Any beneficial change was delayed by about 20 days each time.

        Rip-off merchants if you ask me. I regret my refinance, and I wouldn't go with them again.

        • I'm with you there, though I don't get charged extra for my offset account. Very unhappy about their increases and delays passing on the RBA cuts

  • Ubank is currently offering no upfront fee home loan with interest rates of 3.64% owner occupied and 3.79% for investment with only a state imposed title transfer fee.

  • Why is no one asking if extra repayments are allowed with the commbank offer? Which IMO is the most important in a variable loan.

    • Because it is allowed on most of the loans and yes it is allowed in my case.
