Current rates - Home Loan Interest Rates Comparison

Looking at all the different offers for refinance, I’m finding it difficult to compare interest rates. It seems some of the banks have their websites up-to-date and some don’t. Trying to confirm the rates isn’t always a quick phone call - I’ve been on hold with some of the banks for a while.

Just looking for the lowest basic owner occupier variable interest rates for each bank. No need for offset. Accurate as of today. Can anyone help to fill in the blanks?

Citibank: 3.74%
BOQ:____
MyState:_____
ME: 3.79%
Westpac:____

My preference is for loans that offer cashback for refinance.

Pretty sure those are estimates as it depends on your individual case and what extras/features you select. My Citibank pre-approval is still at 2.99%.

    • Surely that rate is no longer valid

Still is till end of month but it's variable anyway so will go up for sure.

    • What does your crystal ball say about rates is 12 months time?

Old skool economics say interest rates must be higher than inflation to pump the brakes :/

Current inflation ~ 9% means interest rates have to be >9% to do what they want them to do :(

Expect interest rates to hit 10% before the end of 2023 :/

Oh dear. You may want to dust of those old school economics books and have another read.

      • Look at the market implied yield curve

        https://www.asx.com.au/data/trt/ib_expectation_curve_graph.p…

While not always accurate, it’s the consensus from bond traders. Big banks are estimating slightly lower.

    • What do you think about the bendigo bank express loan with offset. Seems to be the best bank deal with offset at CR of 3.4% going to CR of 3.9% shortly

Apart from tic toc, is there a better bank deal?

So many factors at play, here. Depending on the lender, rate can be impacted things like:

    • Loan-to-value ratio (LVR)
    • Borrower/s credit score
    • P&I or interest-only

Have you had a poke around https://www.ratecity.com.au/home-loans/variable-rate ?

    • I'll have a look at the ratecity site now, thanks :)

you are going to minuscule, whats to say the 3.74 v 3.79 just doesnt raise their rates y .05% next week. Pick a bank you like with a close to the lowest rate

  • Wants a loan, expects everyone else to do market research.

I'm sure few resident brokers have already sent OP multiple PMs by now with their best offers…So everyone else need not stress.

    No offset no thanks

  • I'm with Westpac occupier variable currently at %5.83.

    • Is that a typo?

      • Hopefully for freeUyghur's sake…

        Likely humour.

      • no it's not a typo. it's real mate

Why on earth would you not have refinanced? That is a terrible rate. Extremely terrible.

          • @brendanm: Exactly why I thought humour.

Might only have 50k left or has had a change in circumstances and can’t refinance. Who knows

            • @Awoke: That looks like their rocket relay home loan without the premier advantage package discount.

Definitely should call the bank to chat about a more suitable product as this product is very likely unsuitable.

  • One for the crowd. Is there a better bank home loan with offset than bendigo bank at 3.74% variable (3.90%cr)
