Private Investigator Needed to Locate Skipped Tenant

Ex tenant caused over $30k of damage has done a runner and looking at finding her.

    First things first. Do you use a property manager (vet tenants, reference checks, routine inspections, etc.). If so, get another one. If you did it yourself, get a property manager or get out of the business.

        • Many property investors own a portfolio of property, not all near their place.
        • They also own them interstate.
        • They bought them a long time ago, bought well, that they can easily outsource this service, and/or have retired early and outsource this service.

        Exactly. I'm a tenant and the REA does stuff all, but the owner isn't interested in dealing with anything himself… so he forfeits a third of his income for them to swap my rent from their bank account into his. They send "tradesmen" out who do shoddy work and charge 3x more than they should, etc.

        e.g. There's trees that hang in front of the garage doors, I ask the REA to cut the trees so I can get in the garage, the REA comes out to take notes, the tree guy comes and quotes, the REA gets a go-ahead from the landlord, tree guy comes back and cuts 10cm off half the branches that need it. I tell the REA who does nothing. Two months later the trees have grown and are blocking the garage doors again.

      I don't why people always say 'use a property manager'. Stuff like this is more likely to happen in that scenario. They won't ever guard the property like the owner would. They don't have any way to stop people behaving badly. And they very likely won't even do their job properly.

      Most inspections are 3 monthly, it would not take to much to do 30k damage in-between inspections.

        But if you are an abiding respectful Tenant - every three months , an inspection … is an invasion of privacy..!!!!

      Leaving shitload of stuff in the house can be expensive, punched in walls and pets defecating everywhere can add up too. I've copped that once but landlord insurance sorted the bulk of that out then there's loss of rent, rent arrears etc etc adds up really quickly.

      • A skip for the rubbish and some cleaning still isn’t 30k. Even some holes in the wall can get fixed easy. Missed rent is another thing - but that’s on you or the property manager.

          I'm not the OP, my bill wasn't anywhere near 30k but it's not far from it. When you're interstate and have to hire people to do things, it's going to cost ya.

          Landlord insurance picked up the bulk of the tab anyway so I'm not fussed.

        Well if OP didn't have insurance, didn't have a competent property manager and is as clueless as they appear, sounds like they need to pull up their sleeves, put on some gloves and do some hard work for once.

        Or pick another investment avenue.

    From experience better to let it go, a tenant that already caused 30k damage can just as easily come back and cause another 30k if you poke the bear in the nose. Heard a few stories already

    A PI near me refused to hand over any whereabouts out of fear what the client would do to that person.

    You may need to engage a law firm to act on your behalf if you haven't already, who will act as a middleman between yourself and a PI. Most PI's handling locate and information matters won't want to provide that information directly to a person as they have no assurance it will be used lawfully. There are some exceptions if you engage a debt collection agency and they conduct the skip trace and debt collection in house so that the information stays in their hands, and they just deliver you a result (after all, you just want what you are owed, not the tenants personal info).

    Police won't assist in the matter unless directed by a court order, as it is a civil matter and police primarily handle criminal matters.

    In any event you will need to go and undertake appropriate court hearings for a judgement in your favor if you haven't already. It's a long process and no guarantee of getting your money if they are cunning enough.

    cost of doing business, claim on insurance, move on, there isn't much you can do about it really, even if you do the outcome can be just as bad
    don't throw more good money after bad by hiring more PI and lawyers

    Throwing good money after bad, people that do this don't have the money to pay you back anyway or will cause even more trouble for you, the best you can hope for is the police charge her and as you say they already have her details I don't know what you hope to gain by spending money to find her. let your land lords insurance cover the costs and move on.

        When you damage someone elses property intentionally it is not a civil matter and charges most definitely can be placed. My mother certainly had an ex tenant charged and fined for malicious damage to her property.

        Note the key words there are Malicious and intentional. damage caused by them being idiots putting up shelves and damaging walls etc due to negligence even if intentiional would be a civil matter.

  • If the property was being managed and this tenant didnt do the damage on exit , make a claim against the real estate agency for lack of management. They have more money.

      all investments have some form of risk, share you got plenty of risk
      fraud, bad management, company went belly up, money laundry issues etc…

      properties you got bad tenants, flood, fire, bad agents,
      random damages cause by unforeseen events

  • Although what could you do legally after you locate them? I don't think you could threaten or beat them up without facing consequences yourself.
    I say just go through the courts and let the judges decide

        Not the person you replied to, but it’s worth keeping in mind that we only have OP’s word for it that “$30k in tenant damage” is the reason they want to find the person. Even heartrending appeals for “missing” people need to be looked at sceptically when they don’t come from the cops because they can be initiated by abusers/stalkers trying to find their victim/s.

        • All true. Anythings possible, i was just intrigued as to why this option was the standout. I feel like I'd just find a pi if i was dodgy and trying to stalk find someone. I wouldn't go leave a trace on ozbargain etc.

    I feel people should own their decisions about all types of insurance. If you are going to be a tight ass and not insure for a particular event then don't go crying about said event when it happens. You made the decision, own it.

  • Something similar happened to us. We couldn’t get their bond because they refused to give us their address. About a year later we received notification that the morons had applied to get their bond back. It didn’t cover the loss but at least we stopped them from getting it. And yes we did have insurance but by the time it was all sorted (and they were already behind on their rental payments when it happened) we were that behind in our mortgage repayments that most of the payout went to that and all the other life expenses that we hadn’t been able to cover while waiting for the insurance company’s investigation. The insurance company wasn’t interested in chasing them as it would cost more in legal fees etc than the actual payout and there would be no guarantee they would get their money back.
