Question here: Assume a property report says the house is worth is 700k. Is this value the bank considers or will it also look at the range.
The ways the auctions are taking place in VIC, the price is always going to be near the higher value of the range.

NAB is National Australia Bank, - I hate the acronym NAB it infers apprehend or seize.
The fact remains it is the best bank in Australia (despite all the bad press). I suggest you switch to NAB and you will experience the exceptionally good service which you will never find from other banks.
Android will easily allow you to report and block as spam.

Just tried it and it gives you less information than other free websites that don't required your contact details.
Use google or https://www.propertyvalue.com.au/ or https://www.property.com.au/Nab seems to give more info than this, most of the info I want is locked behind a paywall. If it’s correct is another question.

Not really a report. It just has a "price estimate" which is a guess that's probably way off, and sales history which is easily accessible on various websites anyway.
Estimated Property Value = N/A, I guess at least it's not zero?
so far ANZ report seems to be the most detailed. But then, are ppl using these prices to buy properties or just for their ego?
Online lenders use similar data to make decisions, so it helps to know.
Not sure which API NAB uses, but I know which Bendigo and a few other use and it's usually the same two.

The link in the email generates a new report each time you use it. Was handy for estimating LVR to work out when to refinance.

Police bank lets you download report immediately with fake details.
So having done a bunch of property searching before buying my property, I used the following 5 websites use to get reports/insights to get a sense of the value:
1) ANZ property profile - they will send the report via email to the email address, but name, mobile number, postcode and reason can all be random.
2) NAB property insights - this post. You can put a random email in, and just wait for the website to load the details.
3) Domain property profile - Pretty general and broad, but no need to put any personal info.
4) Police Bank property profile - Click Get Free Report and you can put in random details; the report PDF will then download. Often gives the same/very similar values to the NAB one, but gives you much more info.
5) Property.com.au - similar to the Domain one, broad info but no personal info needed.Hope that helps!

I found at least with property.com.au it used my specific bed/bath/car and gave an estimate I'd agree with.

ChatGPT, Gemini, Grok etc. does a pretty good job valuing your house.
You can also ask it questions or tell it more things to give you an even better estimate.
You can also challenge the valuation and it will give you a good reason/explaination.My house has a 500k range in their estimated value. Not sure what to make of that.

Both NAB & loan broker are the same RP data but doesn't shows the transaction from sep-dec 16. only Realestate does.
Also the unit below us was sold in auction mid-16 but never come up in realestate & RP data.. not sure why. I was thinking the purchaser requested not to list auction price?
