    What's the bargain? How do we know that this isn't just a usual case of the developer jacking up the sale prices to account for this incentive?

    • The builder pays us a commission on each sale and we're giving the majority back to buyers.
      Land is sold at the developers standard list price.

    how much mark up goes to the overall price of the property?

    Keep in mind that Yarrabilba was completely cut off in all directions in the recent flood. Residents couldn't get in our out for days due to the main roads being flooded…

      Yarrabilba was high and dry. It wasn't just the residents of Yarrabilba affected by flooding of the roads in the Logan flood.

    I'm aware they were high and dry, however they were still cut off. It's one thing to have flooded roads and a whole different issue being cut off. Just something for buyers to consider when there are other developments around similar price points that aren't at risk of a situation such as this.

    Examples of houses and price range?
    What sort of time frame is anticipated before moving in?
    Time frame before payment?

    I am genuinely interested however a little discouraged by the process.

I can't see anything on the site, what is the company's ABN/ANN, who is the builder since they are number one? Not being condescending or sarcastic if it sounds that way but more details would be really helpful.

    You'd want to be used to this kind of close living with young renters ,with the never ending domestics to the Friday night burnouts.
    Not to mention the lack of any infrastructure at all
    The roads are flat out chockers from sunrise to sunset now and they've only just started selling houses

    • I was out there earlier this week for work. Would suit FIFO families who only go to Brisbane every now and again so won't be victims of the traffic. The Coles is under construction now. Has good access to Gold coast and hinterland. It's not wickedly Hot either. There are some other more interesting smaller subdivisions with bigger lots nearer to Logan village and towards Bethania.

      It's good i wouldn't move there myself but i can see why people move there. I think Pimpama / Coomera east would be a better bet but it isn't as master planned. Has the train and proposed Westfield shops though.

      • Not Hot. This development is behind the all the mountains at the back of the coast so no cooling coastal winds.
        Was the hottest year ever this last summer ever out here.
        Felt like 6months over 40C
        Packed into that place , where they cut down every single tree .
        You'll want a lots of aircons,
        Luckily electricity's cheap ay

    Number 1 in what respect? Number of houses slapped together?

  • Logan is a huge area I guess. Which are better suburbs in the region in terms of gentry?

  • Over jacked prices. OP even admitted that the $20k extra is coming out of the commission. Just how much commission is there if $20k is only "part" of it.

    This isn't a deal. The land and houses are well jacked by more than $40k over market value. They figure what it's worth and jack it by the FHOG and then add stupid high commissions on, only to make it look like a deal by giving a sizeable portion back. This isn't a cash back deal. You're just giving back what shouldn't have been on there in the first place, to make it look more attractive than what it is, and that's usually because you know the development is rubbish and/or isn't selling. And it's also just another way for you low lifes to get people without savings into a house they probably can't afford in the first place by using the cash back as part of their deposit. It's vapour. The $20k doesn't exist and usually can't be taken as it "has" to be rolled into the purchase.

    This type is shenanigans is part of the reason the housing market in this country is out of control.

    Im negging this based on the fact that this practice is shady at best. I have friends who are land developers, they have told me how things like this work and also told me to avoid it like the plague.
