      Hi dangerdanger, Keep in mind this is an investment/interest only rate with a major lender. If you were after a variable rate on Principal and Interest terms I could get you a rate well below 4%.

      • How can you be so certain that the lender with under 4% will approve the loan. "I could get you" is misleading.

        Whatever you offer as a bargain ($800 rebate) can be matched by many brokers.

      Hi Dangerdanger, firstly keep in mind this is an Investment/interest only loan. Secondly it's a fixed rate offer. How confident are you about what your variable rate will look like 6,12 or 18 months from now, given what's happening both in Australia and Globally?

    There is either hidden fees or after the fixed term period the interest rate goes up to 5.23% variable to have a comparison rate that high.

    Big 4 Lender's should not be rewarded with us giving them business, there ripping all Australians off, all Australians should boycott them.
    Doesn't anyone understand the findings from the royal commission?

    Give the smaller lenders a go, f#ck Macquarie and the big 4.

  • OP, what does the cashout policy look like?
    If I have enough equity and serviceability, can I cash out the maximum amount with providing the purpose?
    Eg. I can service $800,000, the property value is $1,000,000 and current loan balance is $300,000, can I cash out $500,000 without providing the purpose?

    • If your purpose is to make the full $800k tax deductible, then no.

      • Why so?

        • Let me clarify - you don’t have to tell the bank the purpose but you have to be able to prove to the ATO that the $500k is being used for investment purposes. I.e. If you used the equity to buy shares.

          I do not intend to claim interests.
          Hence I don't have to prove anything to ATO.

          My question is for OP to answer.
          I would like to know if the bank/lender can provide the funds without asking for purpose.

    No deal.. can easily negotiate at 3.7

    • Agreed. That's why I negged the deal (non-deal).

      • Are you guys getting 3.7% interest only deal for investment property or P&I?

        • I have access to 3.75% Comp rate Invest P&I with major lender. I haven't heard anyone offering 3.70% int only investment and even P&I is tough to secure at that rate in the current climate. Msg me for more info.
