Hi OzBargainers,

Nick here from Azura Financial in Double Bay, Sydney.

Here at Azura, we help homeowners negotiate the best interest rate and fee structure available with a lower interest rate and faster turnaround times than if you had simply walked into a branch. We are a completely free service and act on behalf of all the major banks and the majority of non-bank lenders. We also remove any hassle from the process by handling all the paperwork from application through to settlement and cover many of the costs associated with gaining finance.

For a limited time we are negotiating from the following variable rate with Citibank for all existing home owners.
- Owner Occupied, Principal & Interest 3.55% (Comparison Rate 3.60%)
- Owner Occupied, Principal & Interest Mortgage Plus 3.63% (Comparison Rate 3.98%) - (Lending over $1m – Comes with a 100% Offset facility)
- Investment, Principal & Interest 3.89% (Comparison Rate - 3.94%)

Please note: Comparison Rates are based on $150,000 over 25 years, if your loan is over $150,000 it is likely your comparison rate will be much lower.

We are currently offering the following cashbacks for all lending over $350,000 as well as an application fee waiver of $399.00.
- $350,000 - $500,000 = $750
- $500,000 - $750,000 = $1,000
- $750,000 - $1,250,000 = $1,250
- $1,250,000 - Upwards = $1500

The cashbacks listed are offered by myself as a gesture of goodwill for all OzBargainers.

To be eligible for this loan you will need:
- No purchases or pre-approvals allowed
- Loan Repayments are solely Principal & Interest
- Salaried/PAYG applicants only
- Maximum Loan to Value Ratio is 80%

Please feel free to email me at [email protected] or text/call me on 0422 699 383 and I would be happy to answer all finance related questions. We do work with a panel of about 40 lenders and will be able to find a home loan tailored to you.

If you have been kicked back by and lenders or brokers please allow me to run your scenario again through a more diverse panel of lenders and see if I can get you to service.

Kind Regards,
Nicholas O’Sullivan

  • I'm an existing customer, and I don't get such deals. Is this how you treat your loyal customers?

    • +3

OP is only a Broker, will probably add their Credit License Number soon.

    • what's your current rate ? O/O P&I ?

    • Many organisations offer discounts to new customers.

Give them (Citibank I am guessing, not the broker who posted this deal) a call, ask for the same rate or tell them you will find somewhere else.

Better than yelling at a cloud wind while you pay more interest than you need to.

      • Like Cubist said, Citibank will try and retain your business if you were to ask them to attempt to price match another product in the market. There may very well be a more suitable product for you out there and I would be happy to explore these options with you. Feel free to email me at [email protected] or call/text me on 0422 699 383. I work on behalf of about 40 lenders and will always place my clients on the sharpest rate in the market catered to their needs and scenario.

I just wanted to confirm as well that I don't actually work for Citibank. I work on behalf of them as a mortgage broker based in Sydney. Look forward to speaking soon. Kind Regards, Nick

I work on behalf of about 40 lenders and will always place my clients on the sharpest rate in the market catered to their needs and scenario. Look forward to speaking soon. Kind Regards, Nick

  • If Lending over $1m – Comes with a 100% Offset facility what does lending under $1m come with?

    • Hi Eleventyfour,

For lending under $1,000,000 on the basic product you will be able to make extra repayments whilst having access to a redraw as well. Kind Regards, Nick

      • I'm not interested in the basic product. What does the Mortgage plus product have. I'm curios because you specifically state - Owner Occupied, Principal & Interest Mortgage Plus 3.63% (Comparison Rate 3.98%) - (Lending over $1m – Comes with a 100% Offset facility)

        • Hi EleventyFour, Apologies for the misunderstanding.
The Mortgage Plus product comes with a redraw, ability to make extra repayments as well as the 100% offset facility. The advertised rate for this product is 4.52% though. If you are interested in a product with all of these features at a sharper rate I can offer you a rate of 3.64%. Please feel free to email or call me and I would be happy to go through this with you. Kind Regards, Nick

how stringent is the application process? Not a fan of providing credit card statements etc etc, way to cumbersome and time consuming.

    • +1

      Hi there Blackwalnut,
Citibank have a very easy application process. They will only request additional documentation if serviceability is narrow. If you are looking to supply a lender with as little documentation as possible I may have a lender for you. Please feel free to get in touch over email or phone and I can go through this with you. Kind Regards, Nick

      • thanks Nick, will email you tomorrow.

  • Apart from the application fee of $399, what other associated fees are there? i.e. annual fees, etc.?

    • Hi Gryhawk,
On the Basic Home Loan Package there are no annual fees. The only other fee is a settlement fee of $250.00 that I may even be able to look at covering for you depending on the loan amount. Look forward to speaking to you soon. Kind Regards, Nick

  • Hi Nick,

Who gives the best variable rate for Investment - P&I, with 100% offset?

    Thanks!

    • Hi Monsignor,
Best variable rates we are currently seeing at the moment are coming from a lender called Better Choice. They have a rate offering of 3.87%. If you would consider a fixed rate, we are currently negotiating from 3.69% on a 3 year fixed rate with Suncorp. Please feel free to get in touch over email or phone as I would be happy to go through this with you.
      Kind Regards, Nick

I've never really looked at Citibank Homeloans to be honest… What is their behavior like?

ING (and a few others) have a history of advertising a low rate, bumping it up, then advertising a new low rate for new customers only.
While this rate is slightly cheaper than what I am on at the moment, what is the likelihood it'll stay this low?

Also - What is the fee to bump the CR like that? Upfront or ongoing?

    • Bankwest does the same. I had to threaten them with leaving for them to adjust it, and even then I had to pay a "loan variation fee".

      • Hi BlueBoy,

Historically Citibank have been competitive compared to the market particularly for owner occupied lending but also investment. There is stronger discretion with Citibank at higher loan values and low LVR's, retention pricing for existing clients works in a similar way.

There is no annual fee on the basic product. The mortgage plus pro does have a fee of $350 though.

If you would like to explore other rates in the market there might be some more suitable to your needs. Please feel free to contact me over email or give me a call or text message and I would be happy to go through this with you. Look forward to speaking soon,

        Kind Regards,
        Nick

  • Would I count as PAYG /salaried employees if I'm employed by my own company on a full-time basis?

    • Hi Maolin,

As the company owner you would be considered self employed. Please feel free to email me with your current or proposed lending scenario and I will come back to you with the most competitive rates available. Alternatively please feel free to give me a call on 0422 699 383 and I can go through your scenario with you. Kind Regards, Nick
