But isn’t that the final value will be decided by the agent, who ever is used by bank / agent?

The lack of detail on this post is shameful…

This website is basically a subscription service. The OP should be listing out what the fees are; rather than click-baiting us to go in to check.

You can also find out a property’s estimated price via ANZ property reports. Historic data on a property can also be found if you googled hard enough; albeit not always available.

    • they have L plates and are not associated (or at least they didn't declare it) give them a break

      i posted some calculations below

    • Looks like an advertisement to me - new user account, one post and this one.

      • yeah could be

        • Not a deal IMO.
          No reference or comparison price.
I searched 2 properties- for 1st data was unavailable and second had almost identical data as available on free sites.

            @b0nd: What free sites?

    • You can also find out a property’s estimated price via ANZ property reports

is this free? do you have to be a customer?

Wow! This is my first post ever on OZ Bargain. Please be gentle.

I assumed this website is well known amongst people active in real estate. Couple of my friends and my home loan broker use this site.

Thanks to bargain huntress, we now have more details.

Is this subscription for a single state or across Australia?

    • +1

      Across Australia.

      • +1

Pretty good value, cheaper than the Pricefinder group buy subs I bought years ago.

        • have you ever tried the anz ones?

          • +1

@bargain huntress: The ANZ report is just the plain Jane CMA that gets pumped out by real estate or your mortgage broker if they’ve got access to these tools. CMA’s can be adjusted (if my Pricefinder experience is anything to go by) I can force it to compare x amount of properties instead of this thing just show you the most recent 5 properties sold or rented. It doesn’t even tell you zoning or possible easements and that’s the sort of info I want and happy to pay for. Yes I can probably look up zoning elsewhere but if I’m house hunting on a large number of properties then I really can’t be arsed fiddling around NSW GIS portal then go to ANZ things pump in the details while waiting for their report to come through.

Tl;dr - the ANZ thing isn’t bad but not detailed enough for me so YMMV.

    Thanks OP, ignore the haters.

What does it give that ANZ free reports dont? Have you found it worth paying for?

    • +1

The value is in the estimated price range.
Also the option to download a PDF report which has all information in 1 document. It's handy.
Lastly, I'm actively looking to buy a property. Given the $1m mid range for homes in Sydney, the price you pay is negligible. Whatever information you can get is all the more better.
      My 2 cents. YMMV!

      • +1

Do you find it accurate? I'm in the same position as you.

        • +1

          On the ballpark, yes!

Individual properties can vary. I went to an auction where a property according to this website was in the range of 1.8-2.0m. I'm well aware of the area and this was pretty close. But come the auction day, there was a passionate buyer who opened with 1.9m bid and it sold for 2.21 in the end. So thats there!

I wouldn’t put a lot of stock in any estimated price values from any app/service.

Might be good for a rough range but 30 seconds on realestate.com.au could give you a range.

I’ve spent a lot of time researching, buying and developing clever software for Real Estate.

There is value in these data devices for the average home buyer… especially out-of-town I investors… but i would be careful with the pricing estimates.

To clarify. I'm not associated with this website. Just a regular user who signed up using this discount couple of days back.

    • good job

Does it give anything that is super handy in terms of the information on places ? High res aerial photography would be tempting.

Using Landchecker (free version) and I'm liking that …

    https://save.athena.com.au/property-report

This is pretty useful for core logic data for a specific property. No need to enter a real email, the report loads as a PDF in browser.

Edit: that link seems to take you to the property value website anyway?

    https://www.propertyvalue.com.au/athena/search-result/731271…

Unsure if report is different to what you pay for with subscription.

    • +1

      Thanks. This is great!

I just compared both of these for a property i'm actively following. Both reports are almost identical except the estimated price range.

      Athena:
      Estimated Price Range: $1,859,000 - $2,183,000

      Property Value:
      Estimated Price Range: $2,000,000 - $2,200,000

www.propertyvalue.com.au appears to just be a fancy corelogic website to further monetise their (our) data.

      • +2

That’s always been the case, everyone’s generate these hocus pocus numbers based on different variables and equations.

  • +1

I have found these 2 (free) sites give you the info you need.
Any estimate of price is just that, an estimate. The speed the market is rising negates the median price estimates. (IMHO).
There's a war on, and the sellers are wining!

  • it keeps not working

We are currently working to make improvements to this site. Sorry for any inconvenience this may have caused. If we could ask you to try again later we should have made our changes by then.

I previously found value in using the service - as the upgraded service also provides details regarding any Building permits at local councils (good for checking neighbours that have recently submitted building plans etc) - suburb recent sale prices but also the historic sale prices as well - which the usual free services dont really provide. Sure you can get the various free services to provide a number of the same details - but the Corelogic service brings it all together in a nice UI as well… way easier to do suburb analysis, street analysis etc etc.

Admittedly I was a shared service (group buy) that has now expired, wouldnt be worth it as a single user - so if OP or anyone is keen for a group buy again - please PM me

    • I’d be keen but with this offer, it’s cheaper than any CoreLogic/Pricefinder group I’ve participated in the past or have seen in recent times. A proper group that is not a single login shared between peeps

    • Keen as well.
