@Wilson Heroes HL, you should know how to post this on OZB already ? Either you put as third party or affiliates

    • tag has been placed.

  • Any good fixed please?

    • For Owner occupied or investment.

      • Owner occupied please

        • I'm wondering the same

          • @mrtee: IMB. 5.09% 2 years fixed after rate rise.

            • @Izefyre: How soon can I refinance once the fixed period ends?

              • @mrtee: You can refinance as soon as your contract ends as far as I know.

        • Auswide has 2 year fixed rate for 4.89% for LVR 75% or less for owner occupied.

          • @Wilson Heroes HL: Great. HSBC showing as 4.09%, may be still nov interest not passed in. isnt?

            • @R14: Most likely they haven't pass the rba rate increase

          • @Wilson Heroes HL: Their website seems to say 5.89%? 4.89 is much more appealing.

should the Ubank rate be 0.05% higher at 4.59%? Same with Suncorp.

    • The Neat products have a lower rate than the own products

  • Westpac is offering $2K cashback as advertised and another $2K as a "special deal", so $4K in total. Not sure why it is not openly advertised. AFAIK, it is available through brokers and as well as Westpac directly. I am currently refinancing a loan with them directly and have been offered $4K cashback.

    • Yep, I got $4k through my broker to move to Westpac a few months ago.

  • Another 5 rate hikes in the works.
Safe as houses is no longer a thing.

    • Do we have to rely on the Reserve Bank for monetary policy especially when inflation is being pumped by companies looking for extra profit?

      Houses are still pretty safe.

  • homestar has rate of 4.44% owner occupied. is it worth moving?

    • No. Prediction is more rate rises will come in the coming months so variable is not a good option at the moment unless you’re goal is to pay off your loan sooner where offset is an important feature. If you just want to let this GFC to pass, in my opinion, fixing your rate is your best bet.

They haven't pass the Nov rate increase yet so add another 0.25% on top

contribute to inflation by having more money being created from thin air!

    • Thank the RBA

    • Plus companies raising prices to gouge profits because the press is astro-turfing the idea inflation for them.

what is the lockin period for these cashback offers?

    • No lockin period for the cashback but it's better not to get refinance every few months as it will ruin your credit score

    • I wouldn't say there's a 'lock in' period to retain the cashback. They are normally paid out around 60 days from refinance being completed so that's 2 months. In most cases, brokers retain 100% commission after 2 years, 50% commission clawback if moved within 12 to 24 months and they lose 100% commission if you move within 12 months.

If you're intention is to move within 12 months, I'd recommend going go to the bank direct as broker's are essentially small business owners who need to get paid. If your broker did the right thing then and set you up right then there's no need to move within 2 years of a new loan (plus it's a pain in the ass with all the documents you needs to provide every time)

Who has the best rate/ cashback (with offset), for loans of $450k, $250k and <$200k.

    Cashback for each?

    • Would be interested in this too

    • +1

ANZ, Ubank, Westpac all give $4000 with minimum loan of $250K

      • per each loan?

        • Yes

          • @Wilson Heroes HL: Great.

            1. Which one of the 3 has the least fees over 5 years (ie sign up+val+legals+monthly+package fee+discharge)?

            2. I was one of the Optus customers who were comprimised. My current credit rating is way above average and never been denied any form of credit in my life. Thought about changing my drivers license. Will this stuff up my loan applications?

            • @tunzafun001: ANZ and Westpac have no fees.

I can get the ubank fees waive as well.

I don't think it will impact your application.

      • with offset (as asked by tunzafun001)? I note that in your post it says no offset…
if it does have offset im guessing the rate is not the same as your post…

  • can i get the cashback if i had held a mortgage with them less than 12 months ago but i had moved to another lender?

    • No you can't unfortunately. Have to wait atleast 12months

  • Is the Citibank rate correct?

Current advertised rate is 4.64% p.a
