      I feel your pain :)

  • Are there any other banks with $4k cashback apart from anz, stgeorge and mebank

    • Westpac

    • 5k with st george

      • +1

Is that 5k through a broker?

      • 5K with St george expired last month

        • I got it 6 days ago

          • @Royale with cheese: Loan amount?
            LVR?
            When loan was settled?
            Wages?
            Self-employed?
            Owner or investor?
            Basic or packaged loan?

St. George is saying no to most, so it'd be great to understand in which conditions they do that

  • hsbc or mutual in newcastle seem to have better rates, any deal w those ?

    • Suncorp offers special pricing on their home loans, so please contact us and we will try to see if you can offer you a special rate.

Cheers for sharing. Just went to ubank. Min loan amt $250k and $4k cashback. Rate 4.74%

    • No worries :)

    • Can i ask if you are on redraw? Does the app allows you to adjust the minimum repayment if you are ahead of the payments such as lump sum paid into the redraw account? Thank you?

      • Hi. My loan hasnt drawn down yet. But yes has redraw and id say they would be able to recalculate your repayment but obviously the redraw you had would no longer be available

  • hi wilson, are these rates for the length of the loan or special rate for specific time?

    • You mean fixed? They are variable rates which will go up this week further after RBA meets

      • No as in intro rate. Unless im mistaken, westpacs rate is only valid for 2 years and it would revert back to higher rate

    • These are variable rates, not intro or honeymoon rates

  • what’s the best rate for PI with offset?

    • Depends, what's the loan size and the estimate security value?

      • Westpac is offering on Owner Occupied: (offset) which LVR and the interest rate with cashback amount, say loan size less than $1mil?

        • -1

          Need more info.

Below a 1million is a large range, are we talking 500K or 950K because they will have entirely different results with the pricing.

  • Hi Op, which loan provider with redraw facility allows adjustments on minimum repayment amount after a lump sum is paid into redraw? Cheers

    • Not sure any loan provider allows that feature. But you can have the lender take the repayment from the redraw if you have extra redraw/

  • Say I have a $300k Loan, and say if I have $250k in an offset account, is it frowned upon to sign up for the cashback and dump my cash into the offset so I pay minimal interest? Asking for a friend.

    • TBH no it's not, alot of people do that.

      • Nice good to know, I'll let me friend know when his loan comes off fixed rate end of march :)

  • Can I have both redraw and offset features like CBA?

    • Yes I believe

  • Has everyone else seen The Mutual Banks offer, Budget Home Loan, LVRs less than 60% at 3.99%.
Seems legit, free redraw, no limit on additional repayments, no setup or monthly fees.
Seems a killer deal, being almost a whole percent lower than most competitors.

Reckon this rate will last? Can't see where the exit/discharge fees for the loan are on the website (something I always check to allow for easy refinance..)

    https://www.themutual.com.au/home-loans/owner-occupied-home-…

    • I heard they suck in with the good rate and jack the rate up once you are with them.

      • not unless you fix it for a year or 2 then leave …
