ANZ has extend their $4000 cashback offer pas the end of June and is one of the last few banks that offer cashback for a limited time only.

    Is it normal for a better LVR to have a higher interest rate? I would've thought less risk = better rate?

    How long until the $4k is in your account from the refinance?

    • Hey thank you for picking that up, I have fixed up the rates.

      Usually the $4000 is paid within a month or two after the settlement date.

    • I got mine in 2 days when I did it with ANZ back in December, we're talking a couple days before Christmas too.

      • Yep ours came through in a few days. Neat.

  • Sounds like the banks are confident rates will drop next year.

    • At this stage, it's anyone's guess on whether rates will go up or down. I personally think we still have a couple more rates increase to go.

    • The rates banks offer has little, if anything to do with their view on interest rates.
      They run pretty well matched books and pricing is dependent upon the wholesale market rates.

  • Has anyone tried to discharge from ANZ, do they still offer cashback for retention?

    • They didn't offer me anything except a token rate discount when I left ~12 months ago. And that was before I pushed discharge through… no retendtion calls.

      Sometimes they do, sometimes they dont. Depends on how big of loan you got and how long of a customer you have been with them

  • So do you switch ANZ then get cash back, then to ME bank and then BQL etc etc
    $2-$4k each switch get $10k off home loan each year
    Pretty hopeless they offer nothing for you to stay.

    • Unlikely to get approved for that many home loan switches

    • won't recommend to do so many home loan application in such a short period of time, it will tank your credit score

      • They happy to offer $4k to swap.
        Although nothing to stay :)
        then they wonder why people will swap

        • Well the other issue is if you 'swap' too often without much time inbetween they might decline simply out of worry that they'll be denied their commissions if you don't plan on keeping the new loan long enough. In which case would the original bank even let you discharge in that situation?

      • Do banks/brokers actually care about that much about credit score here in Aus? All the brokers I've gone to over the years have never brought it up and seemed to simply go off your income/savings as well as telling you to close your credit cards and just reopen them once the loan goes through.

        • Banks have minimum credit score requirements that you have to meet to get loans. I think your credit score must be pretty high for it not to be an issue for yourself.

          • @Wilson Heroes HL: when I swapped recently, my credit rating via credit savvy went from 912 to 901, then back to 906 within 2 months. I can't imagine the effect on credit rating is particularly big as long as you are paying your loan on time.

  • Just financed from ANZ. On receipt of discharge documents They are offering this plus a slightly better discount. Something similar to St George.

  • We just refixed at 5.99 Owner Occ loan 60% for 3yrs with ANZ. Can we still get the $4k cash back?

    • No unfortunately it's for new clients.

    • They've been offering the $4k cashback for almost 12 months now. I'd call them up if I were you and say you were offered it but never received it. You'll likely get it.

    So you're a broker offering nothing beyond the standard cashback available? Usually brokers offer some kind of sweetener.

    Effective Saturday 26 August 2023 ANZ’s Switching Cashback Offer on eligible loans of $250,000 or more will reduce from $4,000 to $2,000 for loans with LVR of 80% or less. Loans with LVR over 80% will no longer be eligible for cashback.
