Thank you so much for your support so far.

Heritage is quite competitive on rates at the moment if you are looking to refinance. They struggled hard to assess applications when cashbacks were on but are back to normal processing times now.

Combined with broker cashback the effective variable rates start at 5.84% for the first 2 years.

The St George deal I posted might still be better for some because of 2K cashback, depending on loan amount and LVR etc.

Main fees are $210 at the start and $345 to exit. Refer to this link for more details about the product. The rate mentioned is for the basic no frills product.

  • I’ve currently got two mortgages with NAB, one for each of the two properties and both have very low LVR (~40% each). I’ve got an offset for both and interest rates are at 6.04 and 6.09% respectively. Would you suggest I look to refinance for better rates plus cash back?

    • hi @ionisedsalt21, That sounds a bit odd. are they both owner occupied or one investment? Rates you mentioned look very competitive. I can beat them but need to more details. Starting with loan amounts. The St George deal I posted could work out in your case but need to know more before I can be sure.

    • hi @qq830821, I do not have greater bank/newcastle permanent on my panel as they do not deal with brokers. The deal you are referring to is pretty good and I can probably beat that if your loan amount is more than 300K.

      That deal was posted on Ozbargain as well. Please read thru the comments here, looks like they are a pain to deal with.

      I haven't dealt with them personally, so can only go by what people have mentioned in there.

        • don't know if you want offset or okay with redraw. assuming you are after variable rates only and want principal and interest option. Assuming you are with CBA currently.

          Can get you 3.5K cashback(2K from bank+1.5K from me.). rate 6.29%(maybe) or 6.34%. Need to negotiate based on your personal details.

          Or a rate of 6.24% from Heritage(this deal) and only my broker cashback of $1.5K. Can crunch numbers based on exact loan amount and work out the cheaper option with all fees and charges included.

          I can imagine this probably won't answer your question but trying to explain why I request people to reach out.
