Hello All Ozbargainers

St George has just reduce their rate for the Basic Home Loan variable rate today and offering an $4000 Cashback on all refinances for owner occupied and investments which has been extended to the end of October 2022. Please note these are the latest rates (including the October rate increase)

Principal and Interest Owner Occupied HOME LOAN
4.34% variable (CPR 4.35%) FOR LVR <70%
4.44% variable (CPR 4.45%) FOR 70%<LVR <80%

Principal and Interest INVESTMENT HOME LOAN
4.59% variable (CPR 4.60%) FOR LVR <70%
4.69% variable (CPR 4.70%) FOR 70%<LVR <80%

Interest only INVESTMENT HOME LOAN

5.04% variable (CPR 5.05%) FOR LVR <80%

Fixed rates are available and offset are available. Please contact us for details rates are subject to lender changes

Apply by 31st October 2022, and settle by 30th January 2023. Owner Occupier (P&I repayments) and Residential Investment loans, with LVR up to 80%.   • What was it reduced from? They were offering 4.19% last week (prior to the announced 0.25% increase).

        only ubank out of the above allows cashback for a loan around 250k~

        i believe hsbc also has cashback of around $3288

        interest rate dosent concern me at this stage

  • Is 4.34% variable a bargain?

    Was shopping around for under 70% LVR beyond bank have 3.49% variable rate and 3.52% comparison. Waiting to hear back from them.

    • The catch is that there rates haven't increase yet (ie they haven't pass the September and October rate increase yet)

      "These rates did not increase with the portfolio rate change on Tuesday 20 September 2022 and will be reviewed in October when the RBA meet again".

  • Is UBank the only lender offering cashback for new purchases?

    From what I can see (at least from the BIG4 groups), others only offer cashback for refinance?

    • Ubank and Citibank are the only one offer cashback for purchase

  • Has anyone heard Unloan (built by CBA)? Last week I checked the rate was 4.04%.

    • They haven't pass the rate increase yet, so once they pass the rate increase ,it become a lot more higher and they dont offer any cashback

  • @Wilson Heroes HL who is currently offering the best deal with an offset, I have $150-180k left on my loan, so assuming I'll have to take out $250k.

    I'm done with NAB, been with them 15 years, rate is crap, let alone having to chase them to remove fees they agree to wave (eg package fee that two months ago they agreed to wave for this year, plus packaged credit card fee's)

      • Haven’t had it valued since purchase.
        2007 purchase $310k
        Estimate now $550k - $600k.
        LVR would be sub 50% on 250k.
