      • Ah, excellent!

      • After Ing, was looking for something similar.. +1 for the find.

  • +5

Will be interesting to see how estimated values compare to upcoming results. Market is insane right now.

    • +12

I don't get how people still have so much money with the higher servicing rates and rents.

      • +5

They're on OzB to save money, of course!

      • -2

My guess is media is pushing a narrative. I don't really know many people at all that are actually struggling.

        • +34

I don't really know many people at all that are actually struggling.

Must be nice to be in your circles.

        • +4

Many are getting hit by higher mortgage rate, that's for sure. How many are actually 'struggling' is another thing that is not known..

And definition of 'struggle' can be different for different people too..

I agree the media hyped up the story..

        • +6

Life in the retirement village nice?

        • +2

The lower income earners under 100k and especially single income households are doing it really tough. Move outside your circle and you will see.
The gap between wealthy and poorer is now becoming evident.

      • +4

If you grew up in the 1980s and 1990s,
that memory of the financial pain would
        have driven your entire 2000-2020s
to $AVE, $AVE, $AVE and creating your buffer
        for the next boom-bust-boom cycle.

A lot of overseas buyers as well as intermediaries buying for overseas people since Canada put a 2 year ban on foreign buyers in January this year and Singapore upping the foreign property tax from 30 to 60% about a month ago. Each time there was a massive jump in prices and each time the govt said the spikes had nothing to do with overseas buyers. If another country ups it's foreign buyers tax or bans them expect our market to jump even more.

        • -1

Foreigners are very hard to buy property in Australia, there are many restrictions, and need to sale once their long term visa its up.

          • +2

@jowu15: There's definitely ways and they are known in all the respective communities and by the real estate agents and brokers here. There's also a few ways of getting their millions out here too. Was standing next to some "middleman" yesterday at an auction and he was talking to his friend (in Mandarin) saying that if the price was low he would keep it, if high, he would sell it to overseas buyer.

  • Can you use this for multiple searches?

    • I tried and i can do for multiple properties.

  • +1

Just did and when you click download it doesn't download any one having any issues?

    Regards

      • +2

Same thing like it wont show anything downloaded on screen but if you check in download folder, it will be there.

        • Found the downloads on the phone. Thanks

  • +14

Does this mean that gap toothed lady from core logic that's always on the news will come to my home i dont own and tell me how worthless i am?

    • +3

But the Lord said unto @lordezekiel, the Lord seeth not as man seeth; for man looketh on the outward appearance and property portfolios, but the Lord looketh on the heart.

  • +7

These reports are so hit and miss. The data for my property references another house not even close to mine. The details are woefully out of date. It would be disappointing if people paid for this service and relied on inaccurate data and analysis.

    • +3

What do you expect for free and generated instantly?

The search I did seemed very accurate. If you do one in bumfk nowhere, there's probably not enough data points.

    • We extended 2 years ago and all the property searches still list our house as the original layout.

      • +7

The layouts are based on the last real estate listing online, not development consents or complying development certificates.

  • Thanks OP

  • +1

My home was unable to be valued.

    • +19

      Priceless. I'd take that 😉

  • +12

Core Logic are useless. They have my property listed as being sold twice after I purchased it (I still own it). The sale prices are both less than what I paid more than 15 years ago.

    • +5

If you think their property valuations are useless, you should see their track record in predicting the market. Horrendous.

  • +2

Core Logic are useless, imagine the dozens of poor couples showing up at the same real estate agent's office with the report in hand and the agent sighs and points out that it's listing jnformation for some other property a few streets down or two decades ago.

  • +1

    Got below

An estimate is not available for this property. There is either insufficient subject property information, recent sales or the
property is considered to be out of scope i.e. non-residential, highly unique or rural and an estimate cannot be confidently
    provided.

  • +1

    How this compares to www.realestate.com.au

  • +1

Based purely off of recent sales data in the area, does not take into account the condition of the property, variance in general price for postcodes that are split into a lower and upper. Basically exactly what you get from realestate.com.au.

    • plus data collection (maybe, idk)

  • I see my house is listed with no garage and missing 70sqm, and the comparable sale is of the price of land only with an artist's impression house on it. I hope my bank doesn't use this to value the house

    • I put in a form to corelogic to update the values on my house with proof that I'm the owner. Added a "3" to the car spaces instead of "1" lol.

  • +3

Surely an AI property valuation app is coming soon?

  • -1

I find it odd that a company is allowed to have the name police in it.

  • +1

Maybe I'll become nomadic, dunno yet

  • Is there anyone else who does property report other than core logic? Looks like core logic reports are way to harvest data than to provide any useful insight.

  • Unfortunately Provides questionable value and lower than council valuations

  • Crazy to think the place im renting in is worth 550k and was 40k just 14 years ago… i regret being born too late

    • Sound too cheap for 14 years ago. It could be just the land value before spending money to build a house on it.

    • +3

      2033

Crazy to think the place im renting in is worth 1.5m and was 550k just 10 years ago… i regret waiting for the big crash that everyone talking about since forever

  • Lol my property is worth 300k less according to this mob. GTFoutta here man

  • -2

Be aware this is really a hidden data mine. The report you get is not the latest it is there to tease you to pay for more recent data.
Banks pay them a commission once you take out a loan with them say for an investment property.
There are about 5 or such data resellers, 2 dominant one within the Domain group and they are far worse.
Even if you pay Domain for a new report it may still be full of errors.
All companies use data seeding a sort of watermark to see if you re sell it.

    • Disclaimer: The details you enter are sent to Police Bank for the purposes of contacting you about their products and services.

The report you get is not the latest it is there

      Proof?

All companies use data seeding a sort of watermark to see if you re sell it.

      Who is reselling free reports?

      • just tested it and info IS old.
some bot in Pakistan is going to have fun and another call centre will start ringing around!

        • just tested it and info IS old.

Based on what? Unless CoreLogic has more recent data, you are lying.

          • @deme: the word "recent" has different eanings to historians lol

            again free is free

            • @payless69: There is no different "eaning".

You said "The report you get is not the latest it is there to tease you to pay for more recent data."

So I called you out and asked where is the more recent data from CoreLogic, well?

  • Thanks OP. Just worked out I'm a multi millionaire 😉

  • Completely inaccurate guestimates!

  • +1

Ha Ha… Says my suburb is down 12.5% YOY!!!
Maybe they should ask LJ Hooker for some data because LJH don't even have to price them any more… they just list them as 'Expression of Interest' and 2 weeks later they have an offer and 1 week later it's under contract and 2 weeks later it's SOLD… rinse and repeat… That doesn't sound like a market that is down 12.5%!!!

  • I do prefer core logics pricing data. It's far more favorable than realestate.com.au

  • +1

    Is this really useful?
My address shows 0 bedroom 0 bathroom, price 1.3M

    • Core-Unlogic ?

  • I had a meeting with a mortgage broker last week and she said there was lots of people ringing her as they were coming out of fixed rates and were very stressed

  • Party is over.. :(

    • Yep, was working about an hour ago. Too many fake cops probably
