Don’t bother posting home loan deals till the rate is under 5%

Yeah? What's your home loan rate buddy?

      • What's yours?

        • I'm not the one complaining about home loan rates >5%

Bank of china lol, i was atleast think it would be under 3% if it's China.
Everyone should avoid this as more expensive

  • So it only 5.33% if property has solar and solar/heat pump HWS?

What are Bank of China’s processing times for a purchase?

    • +5

Last time I checked they took 8-10 weeks. You get what you pay for..

  • China hmm, how long will the bank last/sustain?

did a quick chatgpt search and found that the Bank of China started a year after CBA, so it has existed for nearly as long.

It has an ADI license… so no different regulatory wise from other banks. Anyway they are loaning you money. Why would you care if they collapse.

      • I guess because they hold your property title?

ie. You pay off 99% of the loan….they collapse…..no title.

        • Well 99.99% of the time, they will try to salvage any assets. Meaning they will on sell any loans to another provider.

        • don't see why its the borrowers problem, if borrower can still pay.

good loans can be sold to another investors.

I did a quick google on specifically Australian Military Bank – $3,000 Cashback (Refi or Purchase, Min $250K), and according to their website, this only applies to investment home loans, not owner-occupier. Might be worth noting that OP

Whether BOC stands for Bank of China? If yes, then the refinance bonus would be $3,288 or $3,000?

    It is confusing.

  • Still 6 months lead time from application to settlement?

  • are we able to get cashback bonus for refinancing ? if the loan amount is very low ?? say under $190K ?

like idk may be get an equity loan, just to get above min loan amount ? and keep that extra funds in loan account ??

Currently on a decent ish rate from westpac

  • This is a better deal I reckon. Way better cashback from broker, unless your loan is between $400K & $500K.

    • $2k cashback minimum is ain't much, you will spend almost $1k on fees. $3k minimum should be sweet spot.

      • +1

Mate that one has 4K cashback. 2k from bank and 2k from broker. Maybe more, depending on loan amount.

        • Wow, never heard of broker bonus before, that's pretty good.
