    With such a massive gap shouldn't you at least state the fees and charges for this 'bargain'?

      $600 Establishment fee and $350 Settlement fee.
      No annual fees or other ongoing fees.

        Thanks. I thought I knew how comparison rates are calculated but when I calculate the above I get 3.8% and not 4.88%.

        Are you able to explain why this is?

          3 years of 3.74% fixed, 27 years at the current SVR, plus the costs outlined.

          The fixed rates reverts to the standard variable rate, which currently 5.21%. The variable rate above is the discounted rate based on borrowing $400K and more. You will find most lenders' fixed rates will revert to their SVR. However, at the end of the three year term the loan can be switched to the discounted rate or re-fixed.
