ANZ has new offer for the Simplicity Loan variable rate and offering an $4000 Cashback on all refinances for owner occupied and investments

  • is this refinance only? I'm signing up for a mortgage with ANZ this week for my first home.

    • Hey Carrian, the ANZ cashback is only for refinance but there are other lenders out there that offer cashback for purchase (for example Citibank does offer up to $6000). The broker rebate applies to purchase and refinances.

    Worst of the big 4 - Switched to ANZ last time on a similar deal - terrible app, my accounts don't support payid, branches are useless at basic requests.

    Swapping out of ANZ in the next month, search elsewhere.

    • Transfers take forever. Their processes are messed up too. Often you find yourself trying to get ahold of them to find out what's happening with your application. Then realise they messed something up. Weeks later they'll finally finalise it all.

        That's why you get a mortgage broker so they deal with it instead of yourself.

    • No one chooses the big banks for best service and rates. Get the cashback then switch.

  • This is pretty competitive for larger variable loans. bcu, Citi and Reduce Home Loans all offer $5000 cashbacks. Citi is even offering $6K on OO principal 80% LVR variable loans above $350K.

  • Swapped to westpac last year got 3k cash back. 4K sounds like a much better deal to switch back out again. Does the broker lose their commission ?

    • Hi Frozen, would depend what date you switch over. If's more than a year ago, the broker would still make money on the deal.

    It wasn't long ago that fixing for 2 years was the cheapest way to go.

  • Normally Broker will get paid about 0.715 % upfront of the loan amount, For this instance of 1.0m$ loan broker will earn $7,150 per loan settled so broker is returning about 28% back.

    Also broker will get paid trail commission for the rest of the loan period 0.165 % per annum paid monthly.

    If you are a first home buyer with low debt and enough cash to pay for 20% deposit and your salary is high enough to get a servicing of the loan, I would suggest ask for more brokers cash back from a broker 😄

      Thank you for input.

      I think there are fews things that you're missing with the calculation

      For example you forgot to include the GST component (minus 10% of that amount), rent, license fees, operating cost and time involved with compiling the application (submitting, deal with credit and settlement, conveyancer. You also forget that we have access to better pricing and have experience dealing with the hurdles that are involved with banks assessing the application in a climate where there lending rules are at it's tightest

      Let me ask you a question, would you work for someone for free? If not why not? Because at the end of the day you have to make a living and you have bills to pay. You have to support your partner and children that are relying on you.

      I think what I offer is generous as majority of broker don't offer this at all. In fact some brokers charge their client fees for the service.

    Not sure how Simplicity changes things, even with things like BreakFree changes, can you advise?

    2.29% + $4k vs. 2.19% via ANZ direct I'll need to do math.

      It would be best to consider refinance to Citibank (up to 6K cashback) or St George (4K cashback)

      I think they haven't update their website, but I have confirm with business manager at ANZ that there 4K cashback is still on offer.
